The Brief

Seven rooflights at Network Rail offices in Romford were allowing water into the office space below, creating an ongoing issue that required detailed investigation.

With the rooflights positioned above occupied areas, safe access was an important consideration throughout. The priority was to establish the source of the water ingress and identify the most effective remedial approach, retaining and repairing the existing rooflights wherever possible rather than moving directly to wholesale replacement.

The Outcome

The targeted repairs successfully addressed the water ingress while allowing the existing rooflight structures to be retained, avoiding the cost, disruption and additional materials associated with unnecessary wholesale replacement.

By repairing rather than replacing serviceable components, the project also supported a more sustainable approach to building maintenance, extending the life of the existing glazing system and reducing the carbon impact associated with replacement.

The programme was completed across 15 days, with the combination of specialist access, phased working and water testing allowing the team to manage the works safely around the occupied building.
