So how much value can a garage add to a property? According to research by Nationwide, a single garage can add 11.1% to the value of a property. This means that if your home is worth £200,000 without a garage, building one could bump your asking price to £222,200. For a double garage, the leap is even greater, bringing a £200,000 home to a value of £240,800. It’s likely that you’ll need planning permission to build a garage on your land, but in some cases it will not be required. Of course, if you live in a listed property or reside in an Area of Outstanding Natural Beauty or within a National Park then there may be further restrictions and you should always contact your local authority to confirm what you need to do prior to building the structure.

- The garage is within one metre of an existing wall of your home
- The garage will be attached to your main property
- More than half of the area of your garden will be covered by the garage
- The garage goes beyond the front elevation of your home
- The garage will be more than 3 metres high, or 4 metres if it has an apex roof.
